Last month kami decided utk beli rumah. Rumah yang nak dibeli tu letaknya di area Bukit Tinggi Klang. Wahh..!! xde yg lagi 'dekat' ke nak beli? Biarlah rahsia....
1st step nak beli rumah ni sebenarnya adalah, gi survey ke bank dulu, sejauh mana gaji kita boleh gi utk beli rumah. So, kalo bank tgk2 kira2 boleh lepas 150k house value. Lepas tu br operasi mencari rumah. Jgn la loan boleh gi up to 150k kita dok cari hok rumah hage 300k.
2nd step cari rumah. Bila dah jumpa rumah cek2 nego2 apa yg patut.
3rd step, bayar 3% booking..Selepas booking 3% di bayar, baru la proceed ke submit home loan application. Normally we will sent to more than 2 banks. So that we can do comparison and accept which offer lower interest lorr..Oh yeah, rumah tu harganya bawah RM100K je. Banyak juga lah rumours yg kedengaran. Antaranya,
1) bank x offer lagi home loan below 100k
2) rumah below 100k apply personal loan aje la..
3) rumah below 100k interest tinggi la
wah.. xkan banyak cekadak betul kan? Habis kalo bank sendiri xnak offer loan utk rumah below 100k, maknanya apa? Jap2 gi rumah paling murah 100k lah..kan..?? biar pun kecik macam pigeon hole.. huhu..
So, utk lebih jelas, nasebek aku teringatkan si Senah, member aku masa matrix dulu. Dia dah jadi org berpangkat kat CIMB dah la. So menurut beliau, bukan polisi bank pun tentukan below 100k dorg xnak process. Itu apa yg branch praktikkan. Ye lah, branch kat PJ apa barang nak proses home loan application value 100k kan? Rumah area PJ mcm SS14 tu kan main 4-500k. Gitu la. So kalo nak submit application gi la kat bank yg macam Semenyih ke gitu la. Okay.
Kot2 ada yg tersedak, bank2 lain x tahu la dorg accept aje ke utk loan below 100k, tapi pengalaman kami, Bank Islam memang x offer, Bank Rakyat Shah Alam ok je, tapi menurut agen kami tu, Bank Rakyat Banting kot since she is from Banting -x offer.
Kemudian, apa next step? Tunggu aje lah loan approved.
Kes kami, after 2 weeks submit to CIMB, loan pun approved. Tapi ni rasa dah dekat 2 weeks kot letter offer x kuar lagi pun. Wekk..!
